Here is what you can expect to happen from a typical refinishing and new floors install.
Refinishing:
On average, a hardwood floor refinish job (3 rooms or 400sq. ft.) usually takes 3 to 4 days to complete.
The first step to refinishing the hardwood floor is to rough-sand it to
remove the old finish. Wood filler is then applied to the floor to
fill any gaps that might be present. The floor is then sanded a
second time with a finer grade sand paper in order to remove any excess
filler and further smooth out any marks from the previous rough
sanding. A third sanding pass is then accomplished with the use of a
very fine grade sand paper to further remove any marks from the
hardwood floors.
The hardwood floor is then screened by using a mildly
abrasive screen instead of sand paper, after which the floor is
vacuumed and prepped for either the staining process or for the first
coat of finish. Once the first coat of finish is applied successive
coats are often accompanied by screening between the coats to ensure a

New Floor Installation
The average new floor installation job can take from 1 to 5 days (about
1 day for 300 sq. ft.). Hardwood floors can be installed above or below
grade, on concrete slabs, and over plywood sub-floors. With concrete,
moisture control is essential, but can be managed with a film barrier
applied directly over the concrete. Engineered wood sub-floors must be
screwed or nailed in place prior to installation. Because some
manufacturers recommend proprietary underlayments that are specially
suited to installation of their hardwood floors, we will make sure to
talk with you about your selection and inform you of any known issues.
Once the sub-floor is in place, sanded, smoothed, or filled to provide
a level, even surface, installation of the boards begins.
There are many product choices available for new floor installations,
from traditional wood types and board dimensions to numerous
prefinished and "engineered" flooring products. The installation of
these diverse floors is inherently different. While there are products
available in a wide price range, budget may be just one determinant in
choosing a flooring material. Relative durability, design
considerations, and sub floor type may also be important factors.
